Choosing the Right Denver Neighborhood
Denver real estate is a great investment, but it is crucial that you conduct your home search very carefully prior to purchasing a home. We’ve all heard it a million times – location, location, location. One of the most important considerations in your real estate search is which Denver neighborhood you will live in. Denver is made up of an eclectic mix of neighborhoods that have something to offer everyone, but you will need to do thorough research to find the right neighborhood for you.
Here are a few things to consider when choosing a Denver neighborhood:
Homes – Create a laundry list of the characteristics you are looking for in a home. This will be very important in your search for a Denver neighborhood. Some considerations include your target home’s type, age, size, architectural style, and much more. Once you have your list, determine which Denver neighborhood has numerous homes that will fit your criteria.
Location – Determine if you can see yourself living in your target neighborhood. Some things to consider include the neighborhood’s distance to your workplace, and its proximity to your favorite shops, restaurants, parks, entertainment venues, and public transportation. Take a test drive to and from work to get an idea of what your commute would be like. Before you decide on a neighborhood, visit the area at several different times of the day to evaluate it. As you look around, be sure and notice the neighborhood’s curb appeal and landscaping to ensure that they are generally well kept up.
Cost – What is the median home price and property taxes in the Denver neighborhood you are considering? Is this going to fit into your budget? Don’t get in over your head just to get into a certain neighborhood, so evaluate your finances closely. Sometimes a home that is located only a few miles down the road will be much more affordable. You need to able to sleep at night after you purchase the home. For example, Park Hill homes or City Park homes are less expensive than Cherry Creek North homes.
Demographics – Determine what you are looking for in a neighborhood. Are you looking for a prestigious neighborhood with a high median income, a diverse neighborhood, or a family-friendly neighborhood? What demographic makeup appeals to you?
Research - Conduct some research on the neighborhood’s property values. Have home prices in this neighborhood risen or declined over the past year? You should also research a potential neighborhood’s crime rate, homeowners association, schools, churches, medical facilities, and anything else that is important to you.
